ACQUIRED EASEMENT NO. 534
KNOW ALL MEN BY THESE PRESENTS that G.O. RANCHES, INC.. of 955 South
Tranquíl Lane, Eagle, Idaho 83616 (Grantor), does hereby give and grant unto the CITY OF
EAGLE, a political subdivision of the State of Idaho, at P.O. Box 477, Eagle, Idaho 83616
(Grantee), non-exclusively for use by the general public, a permanent greenbelt easement which
can be a paved path for pedestrian, equestrian, and other non-motorized access, reserving to
the Grantor any use not incompatible to the easement herein granted.
There are no implied easements across the Grantor's land to access this easement nor
does either party guarantee any access to this easement.
A parcel of land being located in Government Lot 1 in Section 16, Township 4 North,
Range 1 East, Boise Meridian, Ada County, Idaho, more particularly described as follows:
A strip of land twenty five (25) feet wide, aI/lying northerly of, along and adjacent to the
ordinary high water mark on the north (right) bank of the North Channel of the Boise River, more
particularly described as follows:
Commencing at the northeast corner of the SE%NE% of Section 16, Township 4 North,
Range 1 East, Boise Meridian, said corner also being the northeast comer of Government lot 1
of said Section 16; thence North 89°53'10. West a distance of 1,329.23 feet along the north
boundary of said Government Lot 1 to the northwest corner of said Government Lot 1; thence
South 0°36'35. Wast a distance of 1,197.21 feet along the west boundary of said Government
Lot 1 to the southwest corner of said Government Lot 1, 6aid comer being a point on the original
1867 G.LO, surveyed meander line of the north (right) bank of the Boise River; thence along the
said 1567 surveyed meander line the following courses and distances; North 84°02'35" East,
241.58 feet; thence South 64°12'25" East, 282.13 feet to a point, at which point the survey line
leaves the said 1867 surveyed meander line; thence South 18°25'00" West, 270.29 feet to a
point on the natural and ordinary high water line of the north (right) bank of the Boise River, said
point being the REAL POINT OF BEGINNING; thence along the said high water line the
following courses and distances; North 71°35'00. West, 56.97 feet; thence North 74°13'00"
West, 89.64 feet; thence North 5900S'OO. West, 77.00 feet; thence North 7so0S'OO" West,.
201.23 feet to a point on the extended west boundary of Government Lot 1, said point being the
terminus of said easement, the above-described area containing 0.25 of an acre, more or less.
It is understood and agreed that this easement location will change and coincide with any
changes of the Boise River.

This easement was approved by the State Board of Land Commissioners on October 12,

TO HAVE AND TO HOLD the said easement unto CITY OF EAGLE. for the purposes
herein above described, its successors and assigns forever. If for any reason, the easement
fails to be used for its intended use as a greenbelt for the benefit of the general public. this
easement shall revert to the State of Idaho for the purpose of an unimproved public access
easement.
