3. APPROVAL OF MINUTES:
A. ACTIONITEM: Minutes of September 18, 2025. (LVA)
4. PUBLIC COMMENT:
This time is reserved for the public to address the Parks, Pathways and Recreation Commission regarding
concerns or comments they would like to provide to the commission. Out of courtesy for all who wish to
speak, the commission requests each speaker limit their comments to three (3) minutes.
5. NEW BUSINESS:
A. ACTIONITEM: *RZDA-2022-09/PP-2022-15 - Rezone With a Development Agreement And A
Preliminary Plat For Shekinah Subdivision - MGB Investments LLC: MGB Investments, LLC,
represented by Jim Milian with South, Beck, and Baird, is requesting a rezone with a development
agreement from R-2 (Residential) to C-3-DA (Highway Business District with a development
agreement) and preliminary plat approvals for Shekinah Subdivision, a 9-lot (8-buildable, 1-common)
commercial subdivision. The 6.08-acre site is located at the southwest corner of South Eagle Road and
West Colchester Drive at 130 and 135 West Jakona Lane and 2573 South Eagle Road. (ASG)

B. ACTIONITEM: RZDA-2021-18-MOD1/PP-2021-19-MOD1 —Development Agreement
Modification and Preliminary Plat Modification for Farmstead Landing Subdivision — Boise
Hunter Homes: Todd Tucker with Boise Hunter Homes is requesting development agreement
modification and preliminary plat modification approval to modify the required subdivision amenities,
reduce the landscape buffer along Linder Road to fifty (50) feet, modify lot sizes, and construct private
streets and gated entrances for Farmstead Landing Subdivision, a 165-lot (141-buildable, 24-common)
residential subdivision. The 80.23-acres site is located north of West Floating Feather Road between
North Linder Road and North Park Lane. (KRD)

C. ACTIONITEM: RZ-2006-14-MOD4/PPUD-2025-05/PP-2025-08 — Watermark Subdivision — Boise
Hunter Homes: Todd Tucker with Boise Hunter Homes is requesting a development agreement
modification, conditional use permit, preliminary development plan, and preliminary plat approvals for
Watermark Subdivision, a 152-lot (147-buildable [147-single family attached], 5-common) residential
planned unit development. The 18.58-acre site is located on the south side of Riverside Drive,
approximately 1,600-feet west of the intersection of Riverside Drive and South Edgewood Lane. (HSD)
