discussion on these items unless the Chairman, a Commissioner, member of City Staff, or a citizen requests an
item to be removed from the Consent Agenda for discussion. Items removed from the Consent Agenda will be
placed on the Regular Agenda in a sequence determined by the Rules of Order. Any item on the Consent
Agenda that contains written recommendations from the City of Eagle shall be adopted as part of the Planning
& Zoning Commission's Consent Agenda approval motion unless specifically stated otherwise.

B. Findings of Fact and Conclusions of Law for the Approval of PP —2024-04 — Valnova Subdivision
No. 3 — Clyde Capital Group, LLC: Clyde Capital Group, LLC, represented by Kendall Hancey with
Horrocks, is requesting preliminary plat approval for Valnova Subdivision No. 3, a re -subdivision of Lot
24, Block 1, of Spring Valley Subdivision No. 1, a 128-lot (117-residential, 11-common) subdivision.
The 41.18-acre site is generally located 1/4-mile west of the intersection of Big Gulch Parkway and the
future Linder Road extension within PUMP No. 1 of the Valnova development. (HSD)

C. Findings of Fact and Conclusions of Law for the Approval of PP —2024-05 — Valnova Subdivision
No. 4 — Clyde Capital Group, LLC: Clyde Capital Group, represented by Kendall Hancey from
Horrocks, is requesting preliminary plat approval for Valnova Subdivision No. 4, a 161-lot (151-
residential, 10-common) subdivision. Valnova Subdivision No. 4 is a re -subdivision of Lot 25, Block 1,
Spring Valley Subdivision No. 1. The 67.36-acre site is generally located 1/4-mile west of the
intersection of Big Gulch Parkway and the future Linder Road extension within PUMP No. 1 of the

D. Findings of Fact and Conclusions of Law for the Approval of RZDA-2024-03/PP-2024-02 —
Riverbend Commons Subdivision — McCauley Investments LLC: McCauley Investments LLC,
represented by Dave Yorgason with Tall Timber Consulting, is requesting a rezone from A-R
(Agricultural -Residential) to MU-DA (Mixed Use with a development agreement) [in lieu of a PUD and
Conditional Use Permit]), a development agreement modification, and preliminary plat approval for
Riverbend Commons Subdivision, a 23-lot (21-buildable [20-commercial; 1-residential]; 2 common lot)
mixed use subdivision. The 14.00-acre site is comprised of six (6) parcels and is generally located
1,500-feet southwest of the intersection of State Highway 44 and South Urban Gate Avenue at 2603,
2611, 2755 and 2785 West State Street. (DLM)

RZDA-2024-01 — Eagle & Idaho Mixed Use Development — ALC Architecture: Nick Louie,
represented by Jeff Likes with ALC Architecture, is requesting a rezone from R-4 (Residential) to MU-
DA (Mixed Use with a development agreement) for a portion of the Eagle & Idaho Mixed Use
Development, a live/work residential and commercial development. The 0.47-acre site is located east of
Eagle Road approximately 160-feet north of East Idaho Street at 220 North Eagle Road. (HSD)

CUP-2024-05 — Eagle & Idaho Mixed Use Development — ALC Architecture: Nick Louie,
represented by Jeff Likes with ALC Architecture, is requesting conditional use permit approval for
residential units within MU (Mixed Use) and CBD (Central Business District) zoning designations,
retail (general and limited) uses, building height exceptions (up to 40-feet), and waivers of Eagle City
Code, Title 8. The request is in association with three (3) proposed three-story live/work buildings
within a residential and commercial mixed use development. The 0.94-acre site consists of four (4)
parcels and is located at the northeast corner of North Eagle Road and East Idaho Street at 220 and 250
North Eagle Road, and 16 and 144 East Idaho Street. (HSD)

CU-10-23 — 44 Iron Design — Industrial Custom and Limited — Baserri, LLC: Baserri, LLC,
represented by Walter Lindgren with Lindgren:Labrie Architecture is requesting conditional use permit
approval for "Industrial, Custom and Limited" for uses including ornamental steel fabrication (44 Iron
Design), cabinet shop, sign shop, upholstery shop, and woodworking shop, and for waivers of Eagle
City Code Title 8 regarding sidewalk installation, driveway improvements, and landscape requirements.
The 0.3-acre site is located on the north side of East State Street approximately 232-feet west of the
intersection of South Parkinson Street and East State Street at 2372 East State Street. (HSD)
