Civic Lane, Idaho September 19, 2024 5:30 PM 1.CALL TO ORDER 2.ROLL CALL: DOMENE, FAUSTINA, HUFFAKER, IVIE, LEWIS, MORRISON, RACKLEFF. 3.APPROVAL OF MINUTES: A.ACTION ITEM: Minutes of August 15, 2024 4.PUBLIC COMMENT: This time is reserved for the public to address the Parks, Pathways and Recreation Commission regarding concerns or comments they would like to provide to the commission. Out of courtesy for all who wish to speak, the commission requests each speaker limit their comments to three (3) minutes. 5.NEW BUSINESS: A.ACTION ITEM: A-2024-01/RZ-2024-02/PP-2024-01-Annexation, Rezone from RUT to MU-DA, and Preliminary Plat for Cedarbrook Commercial Subdivision - Cedar Creek Wealth: Cedar Creek Wealth, represented by Kimley-Horn and Associates, Inc., is requesting annexation, rezone from RUT (Rural Urban Transition-Ada County designation) to MU-DA (Mixed Use with a development agreement), and preliminary plat approval for Cedarbrook Commercial Subdivision, a 9-lot (8- commercial, 1-common) commercial development. The 21.95-acre site consists of three (3) parcels and is located on the northwest corner of State Highway 55 and East Beacon Light Road, on both the east and west sides of Brookside Lane. (HD) B.ACTION ITEM: SAP-2024-01 - Sub-Area Plan (SAP) No.1 - Pathways Recommendation - Avimor Development, LLC: Avimor Development, LLC, is requesting a recommendation regarding the proposed pathways and open space within Sub-Area Plan (SAP) No.1. The proposed phase of development consists of 2,016-acres, a possible 2,464 total residential units, 660,000-square feet maximum of non-residential/commercial uses, and 1,057-acres of open space that integrates a network of regional pathways and two (2) proposed trailhead locations. SAP No.1 is generally located on the east and west sides of State Highway 55, approximately 1.50-miles north of the intersection of State Highway 55 and West Avimor Drive.
