A RESOLUTION OF THE CITY OF EAGLE, ADA COUNTY, IDAHO, ADOPTING THE
AVIMOR DESIGN GUIDELINE BOOK; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, after holding public hearings before the Planning and Zoning Commission and
City Council, the City Council, on April 25, 2023, voted to approve ZOA-01-22 for a zoning
ordinance to adopt Avimor Zoning Ordinance,including the design review criteria and for the concept
creation of the "Avimor Design Guideline Book"; and
WHEREAS, on August 22, 2024, the Eagle Design Review Board voted unanimously to
recommend approval of the Avimor Design Guideline Book; and
WHEREAS, the City Council desires to establish consistent design standards for the
development of architectural styles, signage, fencing, lighting, and amenities within Avimor within
the City of Eagle; and
WHEREAS, the City Council adopts the Avimor Design Guidelines Book as illustrated in
Exhibit A.
NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND CITY COUNCIL OF
THE CITY OF EAGLE, IDAHO as follows:
Section 1: The City Council adopts the Avimor Design Guideline Book, heard and adopted
by the Council at its September 24, 2024, meeting.
Section 2: This resolution shall be in full force and effect immediately upon its adoption and
approval.
ADOPTED by the Eagle City Council, Eagle, Idaho, this 24th day of September, 2024.

PREFACE
This Design Guideline Book was created to show a variety of
designs, materials, colors, etc. to help guide designers to
create a unique and cohesive project that will blend in with
the natural surroundings. The designs in this guidebook are
for illustrative purposes only and other designs are
encouraged and should be considered. The designs in this
guidebook should not be considered the “standard.” By
following the various outlined guidelines, individuals will be
able to create a design that is aesthetically pleasing while
meeting the requirements of the City of Eagle’s Design
Committee and Avimor’s Design Review Committee.

Mountain Modern
Mountain modern architecture, which is heavily influenced by the
natural surroundings of the mountain landscape, often incorporates
traditionally rustic elements, such as natural materials, rugged textures,
and natural light, with the clean lines.

Traditional
Traditional architecture tends to have features that include large, open
porches with overhanging beams and rafters, dormers, and a tall,
pointed roof with one or more gables. They use traditional building
materials such as brick, wood, plaster, stucco, and stone.

Industrial
Industrial architecture is a type of architectural design used in the
construction of buildings in sectors such as industrial, public service, and
educational. Industrial buildings use a variety of building designs and
styles to be able to provide for efficiently, community demands, and
safety.

Signs
A freestanding sign with a solid base or with supports that are
designed to be structurally similar to the sign and incorporates
architectural features which complement the community.
