ROLL CALL: Present: SAYER, DUPERAULT, LINDGREN, MERRILL Absent: GRUBB, GREER, MIHAN. A quorum is present. Member Milian joins the Board at 6:03 p.m. 3. ALL CONSENT AGENDA ITEMS ARE ACTION ITEMS. CONSENT AGENDA: ♦ Consent Agenda items are considered to be routine and are acted on with one motion. There will be no separate discussion on these items unless a Design Review Board member, City Staff, or a citizen requests an item to be removed from the Consent Agenda for discussion. Items removed from the Consent Agenda will be placed on the Regular Agenda in a sequence determined by the Rules of Order. ♦ Any item on the Consent Agenda that contains written recommendations from the City of Eagle shall be adopted as part of the Design Review's Consent Agenda approval motion unless specifically stated otherwise. Findings of Fact and Conclusions of Law for the Approval of DR-63-18 MOD - Modification to the Common Area Landscaping within Bellemeade Subdivision - Thomas Ricks: Thomas Ricks, represented by Carmen Weber with Breckon Land Design, is requesting design review approval to modify the common area landscaping within Bellemeade Subdivision. The 10.99-acre site is located on the northeast corner of West Flint Drive and North Park Lane at 3850 West Flint Drive and 312 North Park Lane. (BAW) C. Findings of Fact and Conclusions of Law for the Approval of DR-42-17 MOD - Modification to the Ashbury Business Park Subdivision No. 2 Site Plan to Recognize the Setback Along the East Property Line as a Side Setback - Funnel Prop, LLC: Funnel Prop, LLC, represented by Jason Yates with Element Design Build, is requesting design review approval to modify the approved site plan for Ashbury Business Park Subdivision to recognize the setback along the east property line as a side setback. The 1.17-acre site is located on the south side of West Bavaria Street approximately 830-feet west of North Meridian Road at 3475 West Bavaria Street within Ashbury Commercial Subdivision (Lot 7-9, Block 1). Findings of Fact and Conclusions of Law for the Approval of DR-78-22 - Common Area Landscaping and Amenities within Farmstead Subdivision - WH Eagle 80, LLC: WH Eagle 80, LLC, represented by Dave Yorgason, is requesting design review approval of the common area landscaping and amenities within Farmstead Subdivision. The 80.23-acre site is located on the north side of West Floating Feather Road between North Linder Road and North Park Lane. (BAW) E. Findings of Fact and Conclusions of Law for the Approval of DR-80-22 - Pagel of 3 K:\DESI—RE\I\MINUTES\2023\DR-02-09-23min.doc Common Area Landscaping within Valnova Subdivision No. 1 - GWC Capital, LLC: GWC Capital, LLC, represented by Eric Langvardt with Langvardt Design Group, is requesting design review approval for the common area landscaping within Valnova Subdivision No. 1 (fka Lot 17, Block 1, Spring Valley Subdivision No. 1). The 61.65-acre site is generally located approximately 3/4-mile northeast of the intersection of State Highway 16 and Equest Lane (approximately 1 mile north of Beacon Light Road and Linder Road intersection). Findings of Fact and Conclusions of Law for the Approval of DR-81-22 - Two Neighborhood Entry Monument Signs for Valnova Subdivision No. 1 - GWC Capital, LLC : GWC Capital, LLC, represented by Eric Langvardt with Langvardt Design Group, is requesting design review approval for two neighborhood entry monument signs for Valnova Subdivision No. 1.
