Consent Agenda items are considered to be routine and are acted on with one motion. There will be
no separate discussion on these items unless the Chairman, a Commissioner, member of City Staff,
or a citizen requests an item to be removed from the Consent Agenda for discussion. Items removed
from the Consent Agenda will be placed on the Regular Agenda in a sequence determined by the
Rules of Order.
Any item on the Consent Agenda that contains written recommendations from the City of Eagle
shall be adopted as part of the Planning & Zoning Commission's Consent Agenda approval motion
unless specifically stated otherwise.

B. Findings of Fact & Conclusions of Law for CU-10-17 – Hotel Use and Height Exception –
Eagle River Hotel II, LLC: Eagle River Hotel II, LLC, represented by Tamara Thompson with
The Land Group, Inc., is requesting conditional use permit approval for a four (4) story hotel
including a height exception to 59-feet. The 2.86-acre site is located on Lots 14-16, Block 3, Mixed
Use Subdivision No. 5, on the north side of East Riverside Drive on the northwest corner of East
Riverside Drive and South Palmetto Drive.

A. VAC-06-17 – Vacation to the Final Plat of Kestrel Cove Subdivision – Core Building Co.: Core
Building Co., represented by Ward Schwider, is requesting a vacation of the 5-foot wide pressurized
irrigation and drainage easement located adjacent to the north property line of Lot 30, Block 1,
Kestrel Cove Subdivision. The 0.38-acre site is located on the east side of South Kestrel Place
approximately 250-feet south of West State Street at 174 South Kestrel Place.
