discussion. Items removed from the Consent Agenda will be placed on the Regular Agenda in
a sequence determined by the Rules of Order.

A. CP A-02-06/RZ-08N AC-OI-06/PP-09-06 - ComDrehensive Plan Amendment from
Business Park to Mixed Use. Rezone with DeveloDment A2reement from BP to MU-DA.
Vacation of McGrath Road and Preliminary Plat for Ea21e Gatewav Subdivision -
Cornerstone GrouD. LLC.: Cornerstone Group, LLC., represented by Walter Lindgren, with
Johnson Architects, is requesting a Comprehensive Plan Map Amendment from Business Park
to Mixed Use, a Rezone with a Development Agreement from BP (Business Park) to MU-DA
(Mixed Use with a development agreement), a vacation and realignment of McGrath Road
through the site and a Preliminary plat for an II lot commercial/retail subdivision. The 9.5-
acre site is located at the southwest comer of McGrath Road and State Street, north of State
Highway 44 at 160 I and 1782 McGrath Road. Staff is requesting this item be continued to
the August 21, 2006 meeting.
B. PPIFP-OI-06 - Combined Preliminary & Final Plat for Golf Pond Subdivision - Trov
CooDer: Troy Cooper is requesting combined preliminary plat and final plat approval for
Golf Pond Subdivision, a 2 lot residential subdivision. The 0.50-acre site is located at 600
North Edgewood Lane at the intersection of North Eagle Hills Way and North Edgewood
Lane. This item was continued/rom the July 17,2006 meeting.
C. RZ-15-06 - Rezone from R-4 to CBD-DA - Ideal GrouD. LLC.: Tana Hendren with Ideal
Group, LLC., is requesting approval of a rezone from R-4 (Residential four) to CBD-DA
(Central Business District with development agreement). The 0.45-acre site is located on the
west side of North Eagle Road approximately 500-feet north of State Highway 44 at 265 North
Eagle Road. This item was continued/rom the July 17,2006 meeting.
D. A-13-06/RZ-16-06 & PP-14-06 - Annexation and Rezone RUT to R-I-DA and
Preliminary Plat for Svlvan Wood Subdivision - Svlvan Wood I. LLC.: Sylvan Wood t,
LLC, represented by Phil Hull with The Land Group, Inc., is requesting an annexation and
rezone from RUT (Rural Urban Transitional) to R-I-DA (Residential one unit per acre with a
development agreement) and preliminary plat approval for Sylvan Wood Subdivision, a 31-lot
(24-residential, 7-common) residential subdivision. The 25.4I-acre site is located on the
southwest comer of Ballantyne Lane and Floating Feather Road at 843N. Ballantyne Lane.

DA. Preliminary Plat for the Lofts at Ea21e River and Conditional Use for a Hei2ht
ExceDtion - Sea 2 Sea. LLC.: Sea 2 Sea, LLC, represented by Mark Butler with Land
Consultants, Inc., is requesting approval of an annexation and a rezone from RUT (Rural
Urban Transition) to MU-DA (Mixed Use with a Development Agreement), preliminary plat
approval for the Lofts at Eagle River, an 8 lot (7-residential, I-common), 214-unit multi-
family condominium/townhouse housing development and conditional use permit approval for
a height exception of 49-feet, 2 'I.-inches for the condominiums and 36-feet. 7-inches for the
townhouses. The 25.37-acre site is located on East Riverside Drive approximately 1500 feet
west of Edgewood Lane at 827 East Riverside Drive.
