Annexation and Rezone (with a Development Aereement) from RR to R2-DA and
Preliminary Plat for Cabra Creek Subdivision - Donald & Tricia Flvnn: Donald and
Tricia Flynn, represented by Shawn Nickel with SLN Planning, Inc., is requesting approval of
an annexation and a rezone from RR (Rural Residential-Ada County designation) to R-2-DA
(Residential-two units per acre maximum with a development agreement) and preliminary plat
approval for Cabra Creek Subdivision, a 26 lot (23-buildable, 3-common) residential
subdivision. The 13.63-acre site is located on the west side of North Linder Road
approximately 1,500-feet north of West State Street at 767 North Linder Road.

L, is requesting a rezone from A-R (Agricultural-Residential) to R-E-DA (Residential-Estates
with a development agreement) and combined preliminary plat/final plat approval for
Pumpkin Patch Subdivision. The 4.94-acre, 2 lot subdivision is located approximately 1,200
feet east of Meridian Road on the north side of West Floating Feather Road at 2820 West

2 Sea, LLC, represented by Mark Butler with Land Consultants, Inc., is requesting approval of
an annexation and a rezone from RUT (Rural Urban Transition) to MU-DA (Mixed Use with
a Development Agreement), preliminary plat approval for the Lofts at Eagle River, an 8 lot (7-
residential, I-common), 214-unit multi-family condominium/townhouse housing development
and conditional use permit approval for a height exception of 49-feet, 2 v..-inches for the
condominiums and 36-feet, 7-inches for the townhouses. The 25.37-acre site is located on E.
Riverside Drive approximately 1,500-feet west of Edgewood Lane at 827 E. Riverside Drive.
Staff is requesting this item be continued to the August 7, 2006 meeting.

River - Sea to Sea. LLC.: Sea 2 Sea, LLC, represented by Mark Butler with Land
Consultants, Inc., is requesting conditional use approval for a height exception of 49 feet, 2 V.
inches for condominiums and 36-feet, 7-inches for townhouses within the Lofts at Eagle River
residential development. The 25.37-acre site is located on the south side of E. Riverside Drive
approximately 1,500 feet west of Edgewood Lane at 827 E. Riverside Drive. Staffis

C. CU-6-06/PPUD-03-06 - Conditional Use Permit for a Heieht Exception and a Planned

Hills Golf Course, Inc., represented by Mark Butler with Land Consultants, Inc., to allow for a
residential condominium development. The 13.34-acre site is located at the second hole at
Eagle Hills Golf Course on Eagle Hills Way. Staffis requesting this item be continued to the
August 21, 2006 meeting.
D. CU-7-06 - Conditional Use Permit for a Heieht Exception - Eaele mils Golf Course.
Inc. Eagle Hills Golf Course, LLC., represented by Mark Butler with the Land Consultants,
Inc., is requesting conditional use permit approval for a height exception for a height
exception of 38' for residential condominiums. Staffis requesting this item be continued to
the August 21, 2006 meeting.
E. RZ-08-05 MOD & CU-04-05 MOD - Rezone and Conditional Use Modification - Eaele
Sewer District: The Eagle Sewer District, represented by Lynn Moser, is requesting a change
to Section 2.7 of the Development Agreement and a change to Site Specific Condition #7 of
the Conditional Use Permit to allow a one year extension of time for the planting of the site
perimeter landscaping.
F. CU-3-06 - Conditional Use for a Heieht Exception - St. Luke's Reeional Medical Center:
St. Luke's Regional Medical Center, represented by ZGA ArchitectslThe Land Group, Inc., is
requesting conditional use permit approval for a building height exception of 46-feet for a
medical facility. The 14.49-acre site is located at the southwest comer of State Highway 44
and Horseshoe Bend Road at 3101 E. State Street.
G. A-6-061RZ-6-06 & PP-6-06 - Annexation and Rezone from RUT to R-3-DA and
Preliminarv Plat for Grav Eaele Subdivision - John Wood and Tom Ricks: John Wood
and Tom Ricks are requesting annexation and rezone from RUT (Rural Urban Transition) to
R-3-DA (Residential three units per acre maximum with a development agreement), and
preliminary plat approval for Gray Eagle Subdivision, a 47-10t (41-residential, 4-common)
residential subdivision. The 13.88-acre site is located approximately 'I.-mile east of Park
Lane, on the south side ofW. Floating Feather Road at 3377 and 3395 W. Floating Feather
Road.
H. PPUD-OI-06/CU-02-06/PP-08-06 - Eudora Estates (a.k.a. A1derwood No.2) Planned
Unit Development - RTB Investments. LLC: RTB Investments, LLC, represented by
Wendy Kirkpatrick with Landmark Engineering and Planning, is requesting conditional use,
preliminary development plan and preliminary plat approvals for Eudora Estates (aka.
Alderwood No.2) Planned Unit Development, a 21-lot (l6-buildable, 5-common) residential
planned unit development. The 4.7-acre site is located approximately 430-feet west of South
Grandean Way at 947 West State Street. This item was continued/rom the June 19,2006

Development - Eaelefield. LLC.: Eaglefield, LLC, represented by Clint Boyle, AICP with
Landmark Engineering and Planning, Inc., is requesting an annexation and rezone from RR
(Residential Rural-Ada County designation) to R-4-DA-P (Residential up to four units per
acre PUD), and MU-DA-P (Mixed Use PUD), conditional use, preliminary development plan,
preliminary plat approvals for Eaglefield Estates II Subdivision planned unit development.
The 11.5-acre, 34-lot (19-single family, 5-four-plex, and 10-common) residential subdivision
is located on the west side of North Linder Road approximately 40Q-feet north of State
Highway 44 at 341 and 499 North Linder Road.
