Rezone from RUT to R-E - Pacific Rid2e: Pacific Ridge, represented by David Bailey with
Hubble Engineering Inc., is requesting a rezone upon annexation from RUT (Rural Urban
Transitional) to R-E (Residential Estates - one dwelling unit per two acres) for Autumncrest
Subdivision. The 39.92-acre, 20-lot (19-buildable) residential subdivision is generally
located on the west side of Ballantyne Road, approximately 14 mile south of Beacon Light
Road.
C. Findin2s of Fact and Conclusions of Law for PP-S-Ol - Autumncrest Subdivision - -
Pacific Rid2e: Pacific Ridge, represented by David Bailey with Hubble Engineering Inc., is
requesting preliminary plat approval for Autumncrest Subdivision. The 39.92-acre, 20-lot
(19-buildable) residential subdivision is generally located on the west side of Ballantyne Road,
approximately 1,4 mile south of Beacon Light Road.
D. Findin2s of Fact and Conclusions of Law for RZ-14-00 MOD - Development A2reement
Modification - IFI Partners II: IFI Partners II, represented by John G. Evans, is requesting a
modification to the development agreement previously approved by the City on April 10, 2001
for the site proposed to be developed as Great Sky Estates No.7 Subdivision. The 2.98-acre
site is generally located on the southwest comer of Hill Road and State Highway 55,
approximately 575-feet west of State Highway 55.
E. Findin2s of Fact and Conclusions of Law for PP-9-01 - Great Skv Estates Subdivision
No.7 - IFI Partners II: IFI Partners II, represented by John G. Evans is requesting
preliminary plat approval for Great Sky Estates No.7 Subdivision. The 2.98-acre, 11-lot (5-
residential, 4-commercial, 2-common) subdivision is generally located on the southwest
comer of Hill Road and State Highway 55, approximately 575-feet west of State Highway 55.

The 38.64-acre, 20-lot (19-buildable) residential subdivision is located on the west side of
North Meridian Road, approximately Ÿ2 mile north of Floating Feather Road.

A. PP-6-01 - Cavallo Estates Subdivision - .Joe Glaisverl Capitol Securities: Joe
Glaisyer/Capitol Securities, represented by David Bailey with Hubble Engineering Inc., is
requesting preliminary plat approval for Cavallo Estates Subdivision. The 61.94-acre lot (30-
buildable) residential subdivision is generally located on the northwest comer of Floating
Feather Road and Meridian Road. (This item was continued/rom September 17,2001,
Planning & Zoning Meeting).
B. Zonine Ordinance Amendment - ZOA-6-01 - Land Consultants Inc.: Land Consultants
Inc., represented by Mark Butler is proposing to amend Eagle City Code Title 8, Chapter 2,
Section 3, to allow Ambulance Services, Nursing/Convalescent Homes (including senior
assisted living facilities) and Government Buildings (offices) to be permitted uses, or
permitted with a conditional use permit, in additional zoning districts and to amend Section 4
to add Note J to allow Child Care Facilities, Churches, Nursing/Convalescent Homes
(including senior assisted living facilities), Government Buildings (offices) and Schools
(Public or Private) to increase the maximum lot coverage from 10% to 35% in any A, A-R,
and R-E zoning districts) (This item was continued/rom the August 20, 2001, Planning &
Zoning Meeting).

A. A-6-01 & RZ-O9-01- Annexation and Rezone from RUT to R-l- Briehton Corporation:
Brighton Corporation, represented by Wardle & Associates, is requesting a rezone upon
annexation from RUT (Rural Urban Transitional) to R-1 (Residential- up to one unit per
acre). The 124.3-acre site is generally located on the northwest comer of Meridian Road and
Chinden Boulevard.
B. PP-ll-Ol- McKav Subdivision - Briehton Corporation: Brighton Corporation,
represented by Wardle & Associates, is requesting preliminary plat approval for McKay
Subdivision. The 124.3-acre, 112-lot (98-buildable, 14 common) residential subdivision is
generally located on the northwest comer of Meridian Road and Chinden Boulevard.
C. RZ-IO-Ol- Rezone from A to R-E - Mike Malterre: Mike Malterre, represented by Phil
Hull with Land Group, Inc., is requesting a rezone from A (Agricultural) to R-E (Residential
Estates - up to one unit per two-acres). The 9.87-acre site is generally located south of
Floating Feather Road approximately 600-feet east of Ballantyne Road, at 1795 W. Floating
Feather Road.

D. CU-O8-01 - 67-foot hieh Personal Wireless Facilitv - Owest Wireless LLC: Qwest
Wireless LLC., represented by Kevin Galik with Tetragenics, is requesting conditional use
approval to replace an existing 37-foot high Idaho Power wood utility pole with a 67-foot
high wood pole to accommodate a personal wireless facility. The existing pole is located at
Eagle Middle School at 1000 W. Floating Feather Road. (This item will be continued to the
October 15, 2001, Planning & Zoning meeting).
E. PP/FP-I-Ol- Mixed Use Subdivision #2 (formally known as Eaele River Subdivision) -
Eaele River. LLC: Eagle River, LLC, represented by Bill Clark with Clark Development, is
requesting combined preliminary plat and fmal plat approval for Mixed Use Subdivision #2
(formally know as Eagle River Subdivision). The 46.4-acre, lO-lot (9 commercial, 1
residential) subdivision is located on the southeast comer of Eagle Road and State Highway 44
(State Street).
F. RZ-12-00 MOD - Development Aereement Modification - Coulter Properties LLC:
Coulter Properties LLC, represented by Mark Butler with Land Consultants Inc., is requesting
a change to the conditions within the development agreement and a change to the concept site
plan previously approved by the City for rezone application RZ-12-00 (rezoned from A
(Agricultural) to MU-DA (Mixed Use with a Development Agreement»). The 24.84-acre site
is located on the west side of Edgewood Lane approximately 2,000-feet north of East State
Street.
