The 26.9-acre site is located on the north side of State Street approximately 1O0-feet east of Palmetto A venue. C. ~in2s and Conclusions for PP-12-00 - Trollev Square Subdivision: The applicant is requesting preliminary plat approval for Trolley Square Subdivision, a 26.9-acre, 23-lot commercial subdivision. Arbor Rid2:e - PP-I0-00 - Stacia Patterson: Stacia Patterson, represented by Mark Butler with Land Consultants Inc., is requesting preliminary plat approval for Arbor Ridge Subdivision. The 52.3-acre, 149-lot (143-buildable) residential subdivision is located west of State Highway 55 generally north of Hill Road. 5. PUBLIC HEARINGS: A. Zm!jn2: Or4inance Amendment - ZOA-3-00 - City of Ea2:le: The City of Eagle is proposing to amend Eagle City Code Title 9 "Land Subdivisions", Chapter 1 "General Subdivision Procedures", Section 6 "Rules and Definitions", and Chapter 2 "Subdivision Plats and Procedures", Section 8 "Lots Splits" to change the definition of a subdivision and to narrow the applicability of the lot split procedure. Zonin2: Ordinance Amendment - ZOA-5-00 - City of Ea2:le: The City of Eagle is proposing to amend Eagle City Code Title 9 "Land Subdivisions" Sections 9-4-1-2, 9- 4-2-2, 9-4-2-3, and 9-4-2-4 to require completion of roadway asphalt prior to the issuance of building permits, to exempt street construction from the guarantee of improvement provisions, to eliminate the provision for negotiable bonds therefrom, and to establish fees for surety initiation; and adding to Section 9-1-6 (C) Rules and Definitions. C. Zonin2: Ordinance Amendment - ZOA-6-00 - City of Ea2le: The City of Eagle is proposing to amend Section 8-2-4, Eagle City Code, to require an offsetting increase in open space (of the same footage) for any decrease in minimum lot size within a planned unit development subdivision. 6. NEW BUSINESS: A. V AC-5-00 - Vacation to the final plat of Banbury Meadows Subdivision No.3 - Banbury Meadows LLC. represented by Roy Johnson: Banbury Meadows LLC, represented by Roy Johnson, is requesting City approval of a vacation to the final plat of Banbury Meadows Subdivision No.3 to satisfy a lot line adjustment and remove the utility, drainage and irrigation easements along the side lot line of Lot 1, Block 27. The utility, drainage and irrigation easement required for all side lot lines will be satisfied with the existing 6-foot wide easement along the western side lot line of Lot 14, Block 2. The site is located on the north side of W. Co1chester Drive approximately I/2-mile west of Eagle Road. B. VA C-6-00 - Vacation to the final plat of Channel Center Subdivision - B.B. One LLC. represented by Dennis M. Baker: B.B. One LLC, represented by Dennis M. Baker, is requesting City approval of a vacation to the final plat of Channel Center Subdivision to remove the pedestrian easement along the boundary line of Lots 2 and 3, Block 1 to allow for a lot line adjustment. The pedestrian easement will be relocated to the south along the new boundary line between parcels "B" and "C". The site is located on the west side of S.
