A. FPUD-5-99 & FP-15-99 - Final Development Plan and Final Plat for Two Rivers
Subdivision (formerly Ouarter Circle Ranch) - Dennis M. Baker & Associates:
Dennis M. Baker & Associates, represented by Dan Torfin, is requesting final
development plan and final plat approval for Two Rivers Subdivision (formerly
Quarter Circle Ranch), a 97-lot (77-buildable) residential subdivision. This 47.92-
acre phase of Quarter Circle Ranch PUD is located on the west side of Eagle Road
approximately 1600-feet south of State Highway 44.
B. Findin&s of Fact and Conclusions of Law for FPUD-5-99 & FP-15 - Dennis M.
Baker & Associates: Project Summary: Dennis M. Baker & Associates, represented
by Dan Torfin, is requesting final development plan and final plat approval for Two
Rivers Subdivision (formerly Quarter Circle Ranch), a 97-lot (77-buildable)
residential subdivision. This 47.92-acre phase of Quarter Circle Ranch PUD is
located on the west side of Eagle Road approximately 1600-feet south of State
Highway 44.
PUBLIC HEARINGS:
A. CU-8-99 - Additional Hei2ht Request for a 48-foot Hieh Architectural Tower -
Dennis M. Baker & Associates: Dennis M. Baker & Associates, represented by Dan
Torfin, is requesting conditional use approval for a 48-foot high tower which acts as
an architectural feature for the Community Center within Two Rivers Subdivision
No.1 (formally Quarter Circle Ranch). The site is located on the west side of Eagle
Road approximately %-mile south of State Highway 44 at 1501 S. Eagle Road.
B. A-I-OO & ZOA-I-OO - City Initiated Annexation with rezonine - City of Eaele:
City of Eagle, represented by Mark L. Butler, is proposing City initiated annexation
ofland with rezoning to Eagle City Zoning designations (a full size map is located at
Eagle City Hall). Also, in accordance with the Eagle 2000 Comprehensive Plan, the
City of Eagle proposes: to further define industrial uses within the M-1 "Light
Industrial District" and M-2 "Heavy Industrial District"; to change the "Industrial
Park District" designation to a "Business Park" designation; to make zoning
designation changes to the official zoning map (a full size map is located at Eagle
City Hall); to modify the Schedule of District Use Regulations to change the M-1A
zoning designation to BP zoning designation; and to modify the Schedule of Building
Height and Lot Area Regulations to change the M-lA zoning designation to BP
zoning designation.
