CONSENT AGENDA:
A. CPA-1-98 & RZ-2-98 - Findine:s of Fact and Conclusions of Law for a
Comorehensive Plan Amendment and Rezone with Development Ae:reement for
Eae:le River Develooment: Project Summary: Eagle River, LLC, represented by Bill
Clark, is requesting approval of a comprehensive plan amendment from Public/Semi-
Public to Commercial and from Medium Density Residential to Commercial, Mixed Use,
Public/Semi-Public; and a rezone from A (Agriculture) and M-IA (Industrial Park
District) to PS-DA (Public/Semi-Public), R-4-DA (Residential), C-3-DA (Highway
Business District), and MU-DA (Mixed Use) with a development agreement. A portion of
the proposed change from the residential land use designation to the Public/Semi Public
land use designation and M-IA zoning designation to PS-DA zoning designation is City
initiated for a City park. The 93-acre site is located on the southeast corner of State
Highway 44 and S. Eagle Road.

PUBLIC HEARINGS:
A. CU-6-99 Conditional Use for a Church facility exoansion - Ea!!:le Church of the
Nazarene for Randy Haverfield: Eagle Church of the Nazarene, represented by Randy
Haverfield with Architecture Northwest, is requesting a conditional use permit for a
II,O80-square foot expansion of the existing church. The site is located on the south side
of State Street approximately 3,4-mile west of Eagle Road at 1001 W. State Street.

NEW BUSINESS:
A. FPUD-4-99 & FP-12-99 - Final Development Plan and Final Plat for Brookwood
Subdivision No.1 - Aries Development. LLC: Aries Development, LLC, represented
by Mike Hormaechea, is requesting fmal development plan and final plat approval for
Brookwood Subdivision Phase 1 , a 97-lot (75-buildable) residential subdivision. This
67.26-acre (approx.) phase of Brookwood POD is located on the northeast corner of Eagle
Road and Floating Feather Road. The site is within the Eagle City Limits.

FPUD-3-99 & FP-1l-99 - Final Develooment Plan and Final Plat for Banbury
Meadows Subdivision No.3. - Banbury Meadows, LLC: Project Summary: Banbury
Meadows, LLC, represented by Roy Johnson, is requesting final development plan and
final plat approval for Banbury Meadows Subdivision Phase 3 , a 70-lot (66-buildable)

residential subdivision. This 24.23-acre (approx.) phase of Banbury Meadows PUD is
located on the west side of Eagle Road approximately Y2-mile north of Chinden Blvd. The
site is within the Eagle City Limits.

V AC-l-99 - Vacation to the final olat of Triole Ride:e Estates Subdivision - U.S.
Bank: U.S. Bank, represented by Briggs Engineering, Inc., is requesting City approval of
a vacation to the final plat of Triple Ridge Estates Subdivision to remove the easements
along the lot lines that were moved via a lot line adjustment application through Ada
County. The proposed vacation will allow the removal of the drainage, utility, and
maintenance easements along the common lot lines between Lots 17 & 18 and Lots 18 &
19, Block 1. The proposed vacation will also allow (as a correction) the removal of the
private road, drainage, irrigation, and utility easements from their current location shown
on Exhibit "A" and be relocat~ over the existing road. The site is located the east side of
N. Triple Ridge Place approximately Y2-mile north of Floating Feather Road. This site is
located in the Eagle Area of Impact.
