3. CONSENT AGENDA:
Consent Agenda items are considered to be routine and are acted on with one motion.
There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent Agenda
for discussion. Items removed from the Consent Agenda will be placed on the Regular
Agenda in a sequence determined by the Rules of Order.
Any item on the Consent Agenda that contains written recommendations from the City of
Eagle shall be adopted as part of the Design Review’s Consent Agenda approval motion
unless specifically stated otherwise.
A. Minutes of October 13, 2016.
B. Findings of Fact and Conclusions of Law for DR-56-16 – Medical Office Building
within Castlebury West Business Park – Dave Evans Construction: Dave Evans
Construction, represented by Scott Grady, is requesting design review approval to
construct a 4,533-square foot medical office for Aesthetic Eye. The 0.41-acre site is
located on the south side of West Bavaria Street at 3357 West Bavaria Street within
Castlebury West Business Park.
C. Findings of Fact and Conclusions of Law for DR-57-16 – Pool House and Pool
within Renovare Subdivision – MDG, LLC: MDG, LLC, represented by Walter
Lindgren with Lindgren:Labrie Architecture, PLLC, is requesting design review approval
to construct a 1,482-square foot pool house and pool within the common area of
Renovare Subdivision. The 0.27-acre site is located on the west side of South Don
Vincent Lane approximately 100-feet north of East Lone Shore Lane within Renovare
Subdivision (Lot 4, Block 1).
D. Findings of Fact and Conclusions of Law for DR-58-16 – Subdivision Entry
Monument Sign for Renovare Subdivision – MDG, LLC: MDG, LLC, represented by
Walter Lindgren with Lindgren:Labrie Architecture, PLLC, is requesting design review
approval for a subdivision entrance monument sign for Renovare Subdivision. The sign
will be located within the existing landscape planter located at the intersection of South
Edgewood Lane and East Lone Shore on the east side of South Edgewood Lane at the
Renovare Subdivision entrance.

5. NEW BUSINESS:
A. DR-60-16 – Office Building within Ashbury Business Park – Smith Brighton Inc.:
Smith Brighton Inc., represented by Wes Steele with Steel Architecture, is requesting
design review approval to construct a 3,024-square foot office building. The 0.41-acre
site is located on the west side of North Meridian Road, north of West Bavaria Street
within Ashbury Business Park.
B. DR-61-16 – Multi-tenant Retail/Restaurant Building in Reynard Commercial
Subdivision – Ultimate Seven, LLC: Ultimate Seven, LLC, represented by Nate Hosac,
is requesting design review approval to construct a 9,502-square foot multi-tenant
retail/restaurant building. The 2.01-acre site is located on the northwest corner of
Chinden Boulevard and South Bergman Way within Reynard Commercial Subdivision.
C. DR-62-16 – Master Sign Plan for a Multi-tenant Retail/ Restaurant Building,
Including Building Wall, Menu, and Directional Signage for Costa Vida – Denny
Wagstaff: Denny Wagstaff, represented by Tony Meade with Idaho Electric Signs, Inc.,
is requesting design review sign approval of the master sign plan for a multi-tenant
retail/restaurant, including building wall, menu, and directional signage for Costa Vida.
The site is located on the northwest corner of Chinden Boulevard and South Bergman
Way within Reynard Commercial Subdivision.
D. DR-63-16 – Common Area Landscaping within HCR/Level 3 Subdivision No. 3 –
Home Capital Resources LLC: Home Capital Resources LLC, represented by Jason
Densmer with The Land Group, Inc., is requesting design review approval of the
common area landscaping within HCR/Level 3 Subdivision No. 3. The 3.94-acre site is
located on the southwest corner of State Highway 44 and South River Creek Avenue
approximately 1,500-feet west of North Linder Road.
