3. CONSENT AGENDA:
• Consent Agenda items are considered to be routine and are acted on with one motion.
There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent
Agenda for discussion. Items removed from the Consent Agenda will be placed on the
Regular Agenda in a sequence determined by the Rules of Order.
• Any item on the Consent Agenda that contains written recommendations from the
City of Eagle shall be adopted as part of the Design Review's Consent Agenda
approval motion unless specifically stated otherwise.

B. Finding of Fact and Conclusions of Law for DR -48-07 - Master Sign Plan for a
Multi -tenant Retail/Restaurant/Office Building within Winding Creek East
Subdivision - Mc Mc, LLC: Mc Mc, LLC, represented by John Morton with Golden
West Advertising, is requesting design review approval of the master sign plan for a
multi -tenant retail/restaurant/office building within Winding Creek East Subdivision.
The site is located on the north side of East State Street approximately 350 -feet east
of Hill Road (Lot 5, Block 1, Winding Creek East Subdivision) at 1193 East Winding
Creek Drive.
4. UNFINISHED BUSINESS:
A. DR -46-07 - Two Story Multi -tenant Retail/Office/Residential Building - Old
Town I, LLC: Old Town I, LLC, represented by James Gipson with James Gipson
and Associates, is requesting design review approval to construct a 5,111 -square foot
two story multi -tenant retail/office/residential building. The 0.18 -acre site is located
on the west side of South 2nd Street approximately 150 -feet south of East State Street
at 65 South 2nd Street. This item was continuedfirom the August 23, 2007 meeting.
B. DR -47-07 - Master Sign Plan for a Multi -tenant Retail/Office/Residential
Building - Old Town I. LLC: Old Town I, LLC, represented by Heather Pascua with
Life Style Interiors, is requesting design review approval of the master sign plan for a
multi -tenant retail/office/residential building. The 0.18 -acre site is located on the
west side of South 2nd Street approximately 150 -feet south of East State Street at 65

5. NEW BUSINESS:
A. DR -53-07 - Single -tenant Office Building within Castlebury West Business
Park - Steed Construction: Steed Construction, represented by Stan Cole with
Steed Construction, is requesting design review approval to construct a 7,800 -square
foot single story, single -tenant office building. The 0.62 -acre site is located on the
northwest corner of West Chinden Boulevard (SH 20/26) and North Meridian Road at
6615 North Meridian Road (within Castlebury West Business Park).
B. DR -54-07 - Two Building Wall Signs for Oasis Medical Center - Steed
Construction: Steed Construction, represented by Golden West Advertising, is
requesting design review approval to construct two (2) building wall signs for the
Oasis Medical Center Building. The 0.62 -acre site is located on the northwest corner
of West Chinden Boulevard (SH 20/26) and North Meridian Road at 6615 North
Meridian Road (within Castlebury West Business Park).
C. DR -55-07 - Multi -tenant Office Building - J&S Properties, LLC: J&S Properties
LLC, represented by Bob Niblett is requesting design review approval to construct a
4,059 -square foot, single -story, multi -tenant office building. The site is located on the
north side of East State Street approximately 278 -feet east of East Hill Road within
Winding Creek East Subdivision at 1155 East Winding Creek Drive (Lot 4, Block
1,Winding Creek East Subdivision).
D. DR -56-07 - Master Sign Plan for a Multi -tenant Office Building - J&S
Properties, LLC: J & S Properties, LLC, represented by Bob Niblett is requesting
design review approval of a master sign plan for a single -story, 4,059 -square foot
multi -tenant office building. The site is located on the north side of East State Street
approximately 278 -feet east of Hill Road within Winding Creek East Subdivision at
1155 East Winding Creek Drive (Lot 4, Block 1, Winding Creek East Subdivision).
E. DR -33-07 - Common Area Landscaping within Eagle Gateway South
Subdivision - Cornerstone LLC: Cornerstone LLC, represented by Walter Lindgren
with Johnson Architects, is requesting design review approval of the common area
landscaping within Gateway South Subdivision. The site is located on the southeast
corner of East Riverside Drive and State Highway 44 at 1650 East Riverside Drive.
