CONSENT AGENDA:
. Consent Agenda items are considered to be routine and are acted on with one motion.
There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent
Agenda for discussion. Items removed from the Consent Agenda will be placed on the
Regular Agenda in a sequence determined by the Rules of Order.
Any item on the Consent Agenda that contains written recommendations from the
City of Eagle shall be adopted as part of the Design Review's Consent Agenda
approval motion unless specifically stated otherwise.

B. Findin!!s of Fact and Conclusions of Law for DR-17-0S - Multi-tenant Office
Buildin!! - Don Flynn: Don Flynn, represented by James Gipson, is requesting
design review approval to remove the existing 1 ,021-square residential dwelling and
to construct a 2,976-square foot multi-tenant office building. The site is located on the
east side of Palmetto Avenue approximately 250-feet north of East State Street at 52
North Palmetto Avenue (Lot 1, Block I of Fuerte de la Aguila Subdivision).
C. Findin!!s of Fact and Conclusions of Law for DR-19-0S - Common Area
Landscapin!! within Optimist Business Park - Jade Limited Liability Company:
Jade Limited Liability Company, represented by Phil Hull with The Land Group, is
requesting design review approval for common area landscaping within Optimist
Business Park. The site is located west of North Horseshoe Bend Road and east of
State Highway 55 approximately 400-feet south of Hill Road at 9555 North
Horseshoe Bend Road.

Mountain Construction: Shadow Mountain Construction, represented by James
Gipson with James Gipson Associates, is requesting design review approval of a
monument sign for a multi-tenant office building. The site is located on the east side
of Palmetto Avenue approximately 250-feet north of East State Street at 52 North

B. DR-122-04 - Master Si!!n Plan for Two Retail Buildin!!s within Ea!!le River
Development - Venture Development Group LLC: Venture Development Group,
LLC, represented by Roger Llewellyn with Golden West Advertising Inc., is
requesting design review approval of a master sign plan for two multi-tenant retail
buildings. The 1.35 acre site is located approximately 210 feet south of State
Highway 44 within the Eagle River Development at 46 & 78 E. Eagle River Street.
