CONSENT AGENDA:

There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent
Agenda for discussion. Items removed from the Consent Agenda will be placed on the
Regular Agenda in a sequence determined by the Rules of Order.

design review approval to construct a 54, 190-square foot, seventy (70) room, assisted
living center. The site is located on the west side of North Eagle Road approximately
900-feet south of Floating Feather Road at 813 North Eagle Road.

Eagle Assisted Living Center. The site is located on the west side of North Eagle
Road approximately 900-feet south of Floating Feather Road at 813 North Eagle
Road.

the northwest comer of East Iron Eagle Drive and Edgewood Lane at 1540 East Iron

Buildin2 - Ronald Van Auker: Ronald Van Auker, represented by Cornel Larson
with Larson Architects P A, is requesting design review approval to construct a 7,289-
square foot multi-tenant retail building. The site is located on the north side of East
State Street within Eagle Promenade approximately lA-mile east of State Highway 55
at 2976 East State Street.
G. Findin2S of Fact and Conclusions of Law for DR-26-04 - Common Area
~n2 within Windin2 Creek East Subdivision - Southers Properties:
Southers Properties, represented by Phil Hull with The Land Group, is requesting
design review approval of the common area landscaping within Winding Creek East
Subdivision (formerly a portion of Trolley Square). The site is located 420-feet north
of State Street and approximately 1,000-feet east of Palmetto A venue.

Two Multi-tenant Retail/Office Buildin2s - Old Towne 1 LLC: Old Towne 1
LLC, represented by Mark Butler, is requesting design review approval of a master
sign plan for two (2) multi-tenant retail/office buildings. The sites are located on the
northeast comer of East State Street and North 2nd Street at 222 East State Street and
50 and 52 North 2nd Street.
I. Findin2s of Fact and Conclusions of Law for DR-30-04 - Multi-tenant Retail
Buili!jn2 - Joe Osier: Joe Osier, represented by James Adams with James W.
Adams Architect, is requesting design review approval to construct a 3,200-square
foot multi-tenant retail building. The site is located on the north side of East
Riverside Drive approximately 230-feet east of Eagle Road within Eagle River
Development.
J. Findin2s of Fact and Conclusions of Law for DR-31-04 - Master Sim Plan for a
Multi-tenant Retail Buildin - ames and Kimberli Dean: James and Kimberli
Dean are requesting design review approval of a master sign plan for a multi-tenant
retail building including building wall signage for All American Deli, Ice Cream and
Espresso. The site is located on the north side of East Riverside Drive approximately
230-feet east of Eagle Road within Eagle River Development.
K. Findin2s of Fact and Conclusions of Law DR-32-04 - Master Si2n Plan for a
Multi-tenant Retail Buildin2 - White Leasure Development: White Leasure
Development, represented by Debbie Anderson with Idaho Electric Signs Inc., is
requesting design review approval of a master sign plan for a multi-tenant retail
building. The site is located on the north side of East State Street within Eagle
Promenade, approximately lA-mile east of State Highway 55 at 2976 East State Street.

A. DR-ll-04 - BanklFinancial Institution with Drive-u Service within Ea Ie
?romenad.£..=1ones Lan2 LaSalle: Jones Lang LaSalle, represented by Donna
Williamson with Gensler Architects, is requesting design review approval to construct
a 4,780-square foot bank facility with three (3) drive up service lanes for Bank of
America. The site is located within Eagle Promenade (formerly Eagle Towne and
Country Centre) on the north side of East State Street approximately 350-feet west of
Horseshoe Bend Road at 3144 East State Street.
B. ~ - Two Buildin2 Wall Sims. One Monument Sim, and Three
Directional Si s for Bank of America - ones Lan LaSalle: Jones Lang LaSalle,
represented by Donna Williamson with Gensler Architects, is requesting design
review approval to construct two (2) halo illuminated building wall signs, one (1)
monument sign, and three (3) directional monument signs for the Bank of America.
The site is located within Eagle Promenade (formerly Eagle Towne and Country
Centre) on the north side of East State Street approximately 350-feet west of
Horseshoe Bend Road at 3144 East State Street.

Foods, represented by Clinton Yaka with BRS Architects, is requesting design review
approval to construct a 3,906-square foot Carl's Jr. restaurant with drive thru service.
The site is located on the north side of East State Street within Eagle Promenade
(formerly Eagle Towne and Country Centre) at 3004 East State Street.
D. DR-16-04 - Two Buildin2 Wall Si2ns, One Monument Si2n and Three
Directi!!!!!!..Monument Sims for CarWr. Restaurant - Star Foods: Star Foods,
represented by Roger Llewellyn with Golden West Advertising, is requesting design
review approval to construct two (2) building wall signs, one (1) monument sign, and
three (3) directional signs for the Carl's Jr. restaurant. The site is located on the north
side of East State Street within Eagle Promenade (formerly Eagle Towne and Country
Centre) at 3004 East State Street.
E. DR-19-04 - Multi-tenant Flex Space Buildin2 - Robnett Construction: Robnett
Construction, represented by Jason Martin with Backstreet Architecture, is requesting
design review approval to construct a 12,000-square foot multi-tenant flex space
building. The site is located on the southwest comer of State Highway 44 and
McGrath Road on Lot 1, Block 1, of Ancona Business Park.
