CONSENT AGENDA:
. Consent Agenda items are considered to be routine and are acted on with one motion.
There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent
Agenda for discussion. Items removed from the Consent Agenda will be placed on the
Regular Agenda in a sequence determined by the Rules of Order.

City of Eagle shall be adopted as part of the Design Review's Consent Agenda

Office Buildin - Ea e River LLC: Eagle River LLC, represented by Andrew
Erstad with Erstad Thornton Architects, is requesting design review approval to
construct a 16,470-square foot two" (2) story multi-tenant office building. The site is
located on the south side of East Riverside Drive approximately 1,400-feet east of
Eagle Road within Eagle River Development.

Multi-tenant Office Buildin2 - Ea21e River, LLC: Eagle River, LLC, represented
by Andrew Erstad with Erstad Thornton Architects, is requesting design review
approval of a master sign plan for a two story multi-tenant office building. The site is
located on the south side of East Riverside Drive approximately 1,400-feet east of
Eagle Road within Eagle River Development.

Buildin2 Wall SÎim for Domino's Pizza Restaurant - HB One LLC: lIB One
LLC, represented by Roger Llewellyn with Golden West Advertising, Inc., is
requesting design review approval to construct a monument sign and building wall
sign for the Domino's Pizza Restaurant. The site is located on the north side of East
State Street approximately loo-feet west of Stierman Way at 498 East State Street.
E. Findin s of Fact and Conclusions of Law for DR-I0-02 MOD - Indoor Battin
Facility at Ea2le Hi2h School- Ea2le Hi2h School: Eagle High School, represented
by Phil Liddell and Doug Nichols, is requesting design review approval to construct a
5,OOO-square foot indoor batting facility at Eagle High School. The site is located on
the east side of Park Lane approximately 1,4 mile north of State Highway 44 at 574
North Park Lane.

A. ~aramount parks at Eaele Assisted Livin2 Center - Paramount
.rar~ aLEa2l.e. LLC: Paramount Parks at Eagle, LLC, represented by Jerry Teal
with Teal Architects, is requesting design review approval to construct a 54,190-
square foot, seventy (70) room, assisted living center. The site is located on the west
side of North Eagle Road approximately 900-feet south of Floating Feather Road at
813 North Eagle Road.
B. DR-22-04 - Monument Si for Paramount at Ea e Assisted Livin Center-
Paramount at Ea2le, LLC: Paramount at Eagle, LLC, represented by Jerry Teal with
Teal Architects, is requesting design review approval to construct a monument sign
for Paramount at Eagle Assisted Living Center. The site is located on the west side of
North Eagle Road approximately 9OO-feet south of Floating Feather Road at 813
North Eagle Road.
C. ~ - Warehouse/Office/Retail Buildin2 - Heartland Construction:
Heartland Construction, represented by Cornel Larson with Larson Architects P A, is
requesting design review approval to construct a 12,960-square foot
warehouse/office/retail building. The site is located on the northwest comer of East
Iron Eagle Drive and Edgewood Lane at 1540 East Iron Eagle Drive.
D. DR-24-04 - Master Si Plan for a WarehouselOffice/Retaii Buildin - 3 C
Land Company, LLC: 3JC Land Company, LLC, represented by Cornel Larson with
Larson Architects P A, is requesting design review approval of a master sign plan for a
warehouse/office/retail building. The site is located on the northwest comer of East
Iron Eagle Drive and Edgewood Lane at 1540 East Iron Eagle Drive.
E. ~4 - Multi-tenant Retail Buildin2 - Ronald Van Auker: Ronald Van
Auker, represented by Cornel Larson with Larson Architects PA, is requesting design
review approval to construct a 7,289-square foot multi-tenant retail building. The site
is located on the north side of East State Street within Eagle Promenade
approximately lA-mile east of State Highway 55 at 2976 East State Street.
F. ~aster SiJm.l!an for a Multi-tenant Retail Buildin2 - White Leasure
Development: White Leasure Development, represented by Debbie Anderson with
Idaho Electric Signs Inc., is requesting design review approval of a master sign plan
for a multi-tenant retail building. The site is located on the north side of East State
Street within Eagle Promenade, approximately lA-mile east of State Highway 55 at
2976 East State Street.
G. ~ - Common Area LandscaDin2 within Windine Creek East Subdivision
- Southers Properties: Southers Properties, represented by Phil Hull with The Land
Group, is requesting design review approval of the common area landscaping within
Winding Creek East Subdivision (formerly a portion of Trolley Square). The site is
located 420-feet north of State Street and approximately 1,000-feet east of Palmetto
Avenue.
H. DR-29-04 - Master Si Plan for Two Multi-tenant Retail/Office Buildin sOld
Towne 1 LLC: Old Towne 1 LLC, represented by Mark Butler, is requesting design
review approval of a master sign plan for two (2) multi-tenant retaiVoffice buildings.

James Adams with James W. Adams Architect, is requesting design review approval
to construct a 3,200-square foot multi-tenant retail building. The site is located on the
north side of East Riverside Drive approximately 230-feet east of Eagle Road within
Eagle River Development.
J. DR-31-04 - Master Si Plan for a Multi-tenant Retail Buildin - ames and
Kimberli Dean: James and Kimberli Dean are requesting design review approval of a
master sign plan for a multi-tenant retail building including building wall signage for
All American Deli, Ice Cream and Espresso. The site is located on the north side of
East Riverside Drive approximately 230-feet east of Eagle Road within Eagle River
Development.
