MINUTES
The Design Review Board met in regular session, April 27, 2017, Chairman Grubb presiding.
1. CALL TO ORDER: Chairman Grubb calls the meeting to order at 6:00 p.m.
2. ROLL CALL: The following members were present: GRUBB, SAYER, BAER,
GERMANO. ABSENT: BRASHER, SCHAFER, KOCI. A quorum is present.
3. CONSENT AGENDA
• Consent Agenda items are considered to be routine and are acted on with one motion.
There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent
Agenda for discussion. Items removed from the Consent Agenda will be placed on the
Regular Agenda in a sequence determined by the Rules of Order.
• Any item on the Consent Agenda that contains written recommendations from the
City of Eagle shall be adopted as part of the Design Review's Consent Agenda
approval motion unless specifically stated otherwise.
A. Minutes of April 13, 2017.
B. Findings of Fact and Conclusions of Law for DR -12-17 — Common Area
Landscaping within See One Subdivision — David Collister: David Collister,
represented by Shon Parks with T -O Engineers, Inc., is requesting design review
approval for the common area landscaping within See One Subdivision. The 5.70 -
acre site is located on the east side of Park Lane approximately 1,200 -feet south of
Beacon Light Road at 2440 North Park Lane.
Grubb moves to move DR -20-16 MOD — Modification to the Common Area
Landscaping within Crestpoint Place Subdivision — Northwest Management to the
consent agenda. Seconded by Baer.
Grubb moves to approve the consent agenda as noted. Seconded by Baer. ALL
AYE... MOTION CARRIES.
4. UNFINISHED BUSINESS: None.
5. NEW BUSINESS:
A. DR -20-16 MOD — Modification to the Common Area Landscaping within
Crestpoint Place Subdivision — Northwest Management: Northwest Management,
represented by Scott Noriyuki, is requesting design review approval to modify the
common area landscaping along South Edgewood Lane to accommodate the overhead
power lines. The 7.71 -acre site is located on the southwest corner of South
Edgewood Lane and Hill Road at 103 South Edgewood Lane.
This item was moved to the consent agenda.

B. DR -15-17 — Multi -Tenant Office/Retail Building within Deuce Subdivision —
Rennison Companies. Inc.: Rennison Companies, Inc., represented by Walter
Lindgren with Lindgren:Labrie Architecture, PLLC, is requesting design review
approval to construct a 17,400 -square foot, two story, multi -tenant office/retail
building. The 1.1 -acre site is located on the southeast corner of East Riverside Drive
and South Edgewood Lane at 1637 and 1675 East Riverside Drive (Lots 2 & 3, Block
1) within Deuce Subdivision (fka Tennis Club Plaza Subdivision No 2).
Walt Lindgren, 247 N. Eagle Rd, Eagle, Idaho reviews the application. Discussion with
the applicant. City Planner Gero reviews the application. Board discussion.
Grubb moves to approve DR -15-17 — Multi -Tenant Office/Retail Building within
Deuce Subdivision — Rennison Companies, Inc. with the site specific and standard
conditions of approval with the following modifications to the site specific
conditions:
Site specific condition #14: Provide revised elevation showing new roof slope of 4/12
to be approved by staff and two members of the Design Review Board.
Site specific condition #15: Final siding material for FCB -1 needs to be similar in
style to current proposed materials and be approved by staff and two members of
the Design Review Board. Seconded by Baer. ALL AYE...MOTION CARRIES.
C. DR -16-17 — Master Sign Plan for a Multi -Tenant Office/Retail Building —
Rennison Companies. Inc.: Rennison Companies, Inc., represented by Walter
Lindgren with Lindgren:Labrie Architecture, PLLC, is requesting designreview
approval for a master sign plan for a multi -tenant office/retail building. The 1.1 -acre
site is located on the southeast corner of East Riverside Drive and South Edgewood
Lane at 1637 and 1675 East Riverside Drive (Lots 2 & 3, Block 1) within Deuce
Subdivision (fka Tennis Club Plaza Subdivision No 2).
