"Fhe Design Review Board met in regular session May 26, 2016, Vice -Chairman Brasher.

1. CALL TO 01ZDEW Chairman Grubb calls the meeting to order at 6:00 p.m.

common area landscaping within Ashbury Subdivision No. 4. The 19.31 -acre site is

design review approval to construct an 18,376-sqnare foot automotive body, shop for
Westside Body Works, The 1.21 -acre site is located oil tile south side of' East State
Street approximately 295 -feet north ofl.,ast Iron Eagle Drive at 1.447 I.,.ast State Street,

Brasher moves to continue DIZ-30-16 — Automotive Body Shop for Westside Body
Works — Westside Body Works —Tim Wallace with a list of guidance or
recommendations to the applicant:

Comment #1: The applicant should understand it is not in the Design Review Boards
purview to waive parking requirements. At this time it is unclear if the Design Review
Board will make any recommendations to council, but ultimately it is as council
decision.
Comment #2: Internal landscape parking will be something that is addressed by
council as well, because it depends on the parking requirements.
Comment #3: On the landscaping, the Design Review Board would recommend that
the applicant investigate green screens or tall small shrubs along the west elevation
and include some more tall shrubs in the landscaping throughout, especially as
required by code along State Street.
Comment #4: On power, hope that the applicant heard the comments made about the
urban renewal group and other developments in that area that are dealing with those
same power lines, we would encourage you to reach out and make contact with those
folks and see what opportunities there are and let us know next time you are before the
Board.
Comment #5: On the architecture, overall the board likes the architecture, think it is as
good job overall, we would encourage you to create more focus with design elements
around the entry and look at more design elements along the western facade.

Body Works — Westside Bodl Works —Tim, Wallace: Tim Wallace, represented

construct two (2) building wall signs and one (1) monument sign 661. Westside Body
Works. The 1.2.1 -acre site is located on the south side ofF'ast State Street
approximately 295 -feet north off-I'ast Iron 1.-agle Drive at 1447 L'ast State Street.
