EAGLE PLANNING AND ZONING MEETING
MINUTES
January 3, 1994
The Eagle Planning and Zoning Commission met in regular session on
January 3, 1994. Chairman SMITH presiding.
The following members were present:
DONALD BRINTON, MARY BERENT. Absent:
BERT BRADLEY, KEN SMITH,
NANCY MERRILL.
Chairman SMITH gave an official thanks to Pauline Hinman as a point
of personal privilege to her as a Planning and zoning Commissioner
for the City of Eagle.
Moved by BRADLEY and seconded by BERENT to approve the minutes of
the December 20, 1993 subject to the correction that the public
hearing closed at 8: 00 p.m. rather than 7: 00 p.m. ALL AYE:
MOTION CARRIED.
NEW BUSINESS:
Ada County Transmittal 93-04-Z0A (amendment to the Ada County
Zoning Ordinance):
After Eagle Planning and Zoning Commission reviewed this
application a motion was made by BRADLEY and seconded by BRINTON
not to recommend approval of the amendment to add a new R 5
residential zone, unless the County can explain how it is possible,
in this zone, to comply with the setback requirements and lot
density set forth in Ada County Code 8-5-7-1 and 8-5-7-3. It would
appear the density and setback requirements would prohibit building
3-5 units per acre. ALL AYE: MOTION CARRIED.

Covington
Place
Keith Loveless, a project engineer represented the developer of
Covington Place and presented the plat to the Commissioners. This
subdivision, made up of 5 acre lots, will supply the hook up and
pumps in order to use a pressurized irrigation system, but will not
provide the system itself to the homeowners. All the homes will be
built on the front side of the lots. The subdivision is designed
with a rural atmosphere and includes bridal trails.
Moved by BRINTON and seconded by BRADLEY to recommend approval of
the subdivision development plans with the staff recommendations
and an emphasis on recommendation #5 (The roads should be dedicated
roads and provide access to the property to the east and west for
future through streets). ALL AYE: MOTION CARRIED.

Moved by BRADLEY and seconded by BRINTON to recommend the zoning to
Rl as the application requests, as long as the balance of the
property remains RT. ALL AYE: MOTION CARRIED.
UNFINISHED BUSINESS:
Findings of Facts and Conclusions of Law:

LaRue Acres Subdivision-
Moved BRADLEY and seconded by BERENT to approve the findings as
presented. ALL AYE: MOTION CARRIED.
MARY BERENT reported on the activities of the City Council.
Moved by BRiNTON and - seconded-1JY ---BERENT to establish a joint
meeting of the Eagle Planning and Zoning Commission and the Eagle
City Council last Monday or Tuesday of the month on months that
include a 5th week. Since January has a 5th week, this meeting
