April 20,1992
The Eagle Planning and zoning Commission met in regular session on
April 20, 1992. Chairman GERBER presiding.
The following members were present: LLOYD GERBER, LOGAN BENNETT,
BERT BRADLEY, KEN SMITH. Absent: HINMAN.
Moved by BRADLEY and seconded by BENNETT to approve the minutes of
the April 6, 1992 meeting as presented. ALL AYE: MOTION CARRIED.
PUBLIC HEARING/Roundy Mobile Home Park/CUP
Chairman GERBER announced that this was the time and place set for
a public hearing on Roundy Mobile Home Park, an application for a
Conditional Use Permit.
Applicant: Wayne and Merle Roundy
Location: E of Edgewood Rd between State and McGrath Ln.
proposal: to add 2 mobile home sites to the park. The park is
served by Eagle Sewer District and a central well system.

Public hearing closed at 8:00 p.m.
Moved by BRADLEY and seconded by BENNETT to continue the hearing
until the next regularly scheduled meeting in order to meet with
the Roundys' at the site in order to determine the exact location
of placement of mobile homes. ALL AYE: MOTION CARRIED.
Concerns of the public:
wells & water shortage.
PUBLIC HEARING/Redwood Creek Subdivision: Annexation, zoning and
preliminary plat
Chairman GERBER announced that this was the time and place set for
a public hearing on Redwood Creek Subdivision, an application for
annexation, zoning of R1 and a preliminary plat approval.
Applicant: Gary Madenford
Location: NW corner of State & Ballantyne
proposal: 140 acres, zoned R1, 80 acres of which subdivided 60
acres to remain in agricultural use, 65 single family dwelling
lots, gross density 1.23 units per acre, 2 well lots, 3 landscaped
lots. Subdivision consists of 2 phases.

Concerns of the public: density, desire for 5 acre lots, open
spaces, animals and wildlife, wells and water shortage, school
overcrowding, drainage probe1ms, noise, air pollution and traffic
congestion.
Moved by SMITH and seconded by BENNETT to continue the hearing
until the next regularly scheduled meeting in order to give the
developer time to amend his plat and determine if he can meet a 5
acre zoning. ALL AYE: MOTION CARRIED.
NEW BUSINESS:
Presentation by Charles Trainer regarding a public transportation
proposal to implement a vanpool/carpool program for the City of
Eagle through the legislative process. Mr. Trainer would like to
meet again to discuss this issue further.
Chairman GERBER requested the City Clerk to present the staff
findings from now on for all public hearings.

zoning. Moved by SMITH and seconded by BRADLEY to approve the
findings and conclusions as presented. ALL AYE: MOTION CARRIED.
Findings of Fact and Conclusions of Law/Chesnut, CUP. Moved by
BRADLEY and seconded by SMITH to approve the findings and
conclusions as presented. ALL AYE: MOTION CARRIED.
Findings of Fact and Conclusions of Law/Leslie Subdivision,
preliminary plat. Moved by SMITH and seconded by BRADLEY to
approve the findings and conclusions as presented. ALL AYE:
MOTION CARRIED.
Report given by Councilman Tom Eason regarding Avante
Casa'subdivision and Melvin's Eagle point, decisions of Council.
Moved by BRADLEY and seconded by SMITH to approach the Council with
a request by P&Z that in the decision making process ACHD should
not propose realignment of Edgewood Ln., as the proposal is
inadequate, but should explore the possibility of moving Hill Rd to
the South in ord~h to alleviate the traffic problem identified in
the Transporta~.tQr{-~~~O Plan. ALL AYE: MOTION CARRIED.
