EAGLE PLANNING AND ZONING MEETING
October 7, 1991
The Eagle Planning and Zoning Commission met in regular session
on October 7, 1991. Chairman EASON presiding.
The following members were present:
KATHRYN MCPEAK, PAULINE HINMAN.
LLOYD GERBER, LOGAN BENNETT,
Moved by GERBER and seconded by MCPEAK to approve the minutes of
September 30, 1991 meeting as presented. ALL AYE: MOTION
CARRIED.
PUBLIC HEARING/Hunter Ridge Subdivision:
Chairman EASON announced that this was the time and place set for
a public hearing on Hunter Ridge Subdivision.
Applicant: John & Kathryn McCallum
Representative: Larry Sale, Briggs Eng.
Location: 12505 Highway 55
Proposal: R1, 23 lots on 50.73 acres, 14 acres in flood plain,
density 0.45 per acre. Lot 20 access lot ( 30 ft. wide),
currently in existence and use. Lot 22 and 23 have existing
homes. Will have a bike path, no gutter curb or sidewalk.
The subdivision has access on Beacon Light Road, other than
Beacon Light the land is land-locked.
Representative requested the following considerations:
1. variance in length of culdesacs(over 500 ft.)
2. building of lot 21 in the flood plain
3. 4 units for existing private rd.
4. variance of condition of approval to no curb, gutter and a 30
ft. rd.
5. variance in condition #6 for fire hydrants
6. condition #20 domestic wells approved by Dept. of Water
Resources are normally approved after the signing of the final
plat

Concerns of the public: flood plain and topographics of the land,
density, wells (water issue), & traffic
Public hearing closed at 9:05 p.m.
Moved by GERBER and seconded by HINMAN to continue the meeting
until November 4, 1991 in order for the representatives of the
projects to answer the following concerns:
1. easement path and greenbelt through Dry Creek
2. butting of roads into Lexington
3. cutting lot 21 out
4. changing lot setback on lots 11, 12, 13, 14, and 15 to the
other side of the creek
5. feasibility of a sewer connection to Lexington.
ALL AYE:
MOTION CARRIED.
PUBLIC HEARING/MARVIN SUBDIVISION:
Chairman EASON announced that this was the time and place set for
a public hearing on Marvin subdivision.
Applicant: Frank C. & Alma N. Marvin
Representative: Dave Roylance, Engineer
Location: 820 N. Edgewood Ln. Eagle
Proposal: R5, 2 lots per acre,S lots on 2.73 acres
Public Testimony:
No opposition to the proposal
The public hearing closed at 9:25 p.m.
Moved by HINMAN and seconded by GERBER to recommend approval of
this application to the Eagle City Council with standard
subdivisions conditions.
UNFINISHED BUSINESS:
Findings of Fact and Conclusions of Law/ Young. Moved by MCPEAK
and seconded by GERBER to approve the findings and conclusions as
presented. ALL AYE: MOTION CARRIED.
Findings of Fact and Conclusions of Law/ Martin. Moved by HINMAN
and seconded by GERBER to approve the findings and conclusions as
presented. ALL AYE: MOTION CARRIED.
REPORT from Rick Yzaguirre concluded in a tentative meeting with
Horizons, P&Z and Council on Monday, October 14, 1991, at 2:00
p.m.
There being no further business the meeting adjourned at 10:10
