ROLL CALL: Present: SMITH, KOELLISCH, WRIGHT, and GUERBER Absent: VILLEGAS. A quorum is present. 3. CONSENT AGENDA: ♦ Consent Agenda items are considered to be routine and are acted on with one motion. There will be no separate discussion on these items unless the Chairman, a Commissioner, member of City Staff, or a citizen requests an item to be removed from the Consent Agenda for discussion. Items removed from the Consent Agenda will be placed on the Regular Agenda in a sequence determined by the Rules of Order. ♦ Any item on the Consent Agenda that contains written recommendations from the City of Eagle shall be adopted as part of the Planning & Zoning Commission's Consent Agenda approval motion unless specifically stated otherwise. Findings of Fact and Conclusions of Law for RZ-08-15/PP-08-15 — Redstone Ranch Subdivision — A Team Consultants: A Team Land Consultants, represented by Steve Arnold, is requesting a rezone from R-3 (Residential) to MU -DA (Mixed Use with a development agreement [in lieu of a PUD]) and preliminary plat approvals for Redstone Ranch Subdivision, a 109 -lot (99 -buildable and 10 -common) residential subdivision. The 10.06 -acre site is generally located on the north side of Hill Road approximately 400 -feet 0 west of the intersection of Hill Road and State Highway 55. Koellisch moves to approve the consent agenda as presented. Seconded by Guerber. ALL AYES (Smith abstains)... MOTION CARRIES. 4. UNFINISHED BUSINESS: NONE 5. PUBLIC HEARINGS: X A. CU -01-16 — Establish Conforming Use Status of an Existing Single-Familv Dwellin Unit Located within The MU (Mixed Use) Zoning District — Tim and Debi Shaklee: Tim and Debi Shaklee are requesting conditional use permit approval to establish a conforming use status of an existing single-family dwelling unit located within the MU (Mixed Use) zoning district. The 0.30 -acre site is located on the north side of East State Street approximately 620 -feet east of the intersection of South Conover Street and East State Street on Lot 9, Block 1, in Randall Acres Subdivision at 2152 East State Street. Tim and Debi Shaklee, 2152 East State Street, Eagle, The applicant gives an overview of the application. City Planner, Holly Csenesits, gives a detailed overview of the application.
