2011 Eagle Comprehensive Plan
"Encourage development of high density residential units of up to 10 dwelling
units per acre in the vicinity of the existing intersections of State Highway 44 and
Ballantyne and State Highway 44 and State Street if the intersections are
eliminated and a new intersection is constructed approximately 800 feet west of
the existing State Highway 44/Ballantyne Lane Intersection. If the relocation of
the intersection occurs, then the mixed use area shown along the north side of
State Highway 44 from Van Engelen Estates to the Mixed Use area's west
boundary may be developed with uses which the city will rezone and control
through the use of development agreements. High density residential units of up
to 10 units per acre will be encouraged in this area; however, if the existing
intersection modifications outlined above are not completed, the mixed use areas
referenced above shall be developed as residential with densities of up to a
maximum of two dwelling units per acre."

• Lower pitched gable roofs have been implemented in conformance with the Craftsman
Style
• Original design proposed maximum height of 43'-0" Due to concerns expressed by the local
neighbors during a neighborhood meeting, max height has been reduced. In an effort to
maintain a cohesive building to roof massing ratio, maximum roof height has been set at
38'-7"; this is 3'7" taller than the maximum allowed of 35', requiring approval of a height
exception.

The signs posted by The Public Notice sign states that ACHD may hold a public hearing, but it was previously approved
by ACHD prior to posting the signs. This statement infers future approval.
Ll,. Original Concept Plan Posted on Predico's Web site and Pulled sometime in October
iviy last comment is the original set of plans on Predico's website show only the 8.85 acres with 5 versions of 72
residential units plus commercial units. Most show driveways indicating enclosed garages. This plan was deleted from
the website and replaced with the 3 story, 88 units plus 3 commercial units plan.
