The 6.08-acre site is located on the south side of Flint Drive approximately] ,500- feet east of Park Lane at 3415 Flint Drive. This item was continued/rom the May 7, 2007 meeting. Steve Reeder, Becky Reeder, Park Lane. Moved here from the east coast. Does not want this to be any smaller of than one unit per acre. Has concerns about traffic and dust. Evelyn Thomas, 2522 N. Park Lane. Have lived in the area for 23 years. Has never supported the application at anything more than one unit per acre. Has concerns with the density. Heath Clark, 251 E. Front Street, with Spink Butler. These applications all meet the requirements of the Comprehensive Plan. Michael Hester, 3950 W. Nighthawk Lane. His preference would be to keep the zoning one house per two acres. Believes the lot should be bigger. Concerned with losing their view. Barb Kroll, 3875 W. Nighthawk Lane. Has concerns with traffic and lot sizes. Pat, 3876 W. Nighthawk Lane. Discusses that individual lot sizes are different. Would like the lots similar to the size of Puffin Park. Has concerns with traffic. Duane Lingel, applicant for the project. Has made changes to the plan they think is neighbor friendly. Wants to provide a quality development. Will be living on the property. Curtis Betts, 1835 N. Park Lane. His view has diminished since the two acre subdivision came in the area. Does believe it is good that the three. Sonna Betts, on the south of Park Place Gardens. Believes the Lingels have a good project. Brent Thompson, Feels the Lingel's have been very good about working with the neighbors. Supportive of the project. Steve Martinez, 1172 W. Sugarberry, discusses the three project and interconnectivity. Feels the Lingel's have done a good job. Rich Kinder rebuts testimony. Meeting reconvenes at 9:21 p.m. Patricia Minkiewicz, 3047 Deerfield Court, wants to know why she did not receive a neighborhood meeting notice. Does not feel there is any transition. For the record, her comments will be reflected for the next item as well as she has to leave. Becky Reeder, Park Lane, does not want to see high density and more traffic on Park. Feels the same regarding the next hearing as well. Michael Hester, Shows a map of lots in Shaunessy. Feels there is not a good transition. Barbara Kroll, reads an article from the newspaper regarding density. Points out there are 40 signatures on the letter they submitted for the record. Discusses the irrigation and questions how that is going to work for surrounding subdivisions. Patrick Ryan, 3876 W. Nighthawk., discusses water and water rights. Has concerns with the density. Brent Thompson, Shore Drive. Original developer ofShaunessy (Park Place Gardens). Discusses transitioning, water and utilities. Feels this proposal does have good transitioning. There will be sidewalks and pathways so the children can move about safely. Supportive of developments like these. Jake Merrill, Eagle. Met with Mike Williams and Bill Vaughan regarding the transition. Will continue to work with the neighbor to the east. Rich Kinder rebuts testimony. Pierce closes the public hearing. Trent SimpSon, discusses the lot sizes and future development. Discusses the park area and buffers. They are 43 % less than what the Comprehensive plan allows. Lynn Proctor, 6665 Tabasco Trail. There have been transitional issues for many years. Has to maintain a grassy area on this land. Feels this is a nice clean project. A short recess is called. Your sensitivity obviously responds to the expressed "concern" for density at the Council/Commission session last week. Perhaps the solution would be to change the language of the last two sentences in the first paragraph on page 5 to read as follows: -- A variety of residential uses conforming to the Foothills Transect concept is allowed, ranging from rural estates to higher densities located in or around community / neighborhood commercial and employment centers to support community sustainability and minimize commuting. This will avoid pre -conceived ideas about density, leaving the matter for site -specific design consideration in the future. Mike
