Re: Detached Garage
In May of 2008, I provided you with engineering for your detached garage. It is my understanding
that the garage was completed in 2014, but final inspections of the project were not completed by the
City of Eagle. At the time that I performed the original engineering, I was employed by Briggs
Engineering.
As per your request, I conducted a site visit on the afternoon of August 14, 2020. The project has
been framed and sided, but the interior has not been finished. Upon review, I requested that an
additional hold-down be installed at the inside corner of the RV bay wall because the anchor bolt for
the hold-down was not placed correctly. I provided you with an HDUS-SDS2.5 retro-fit option along
with the attachment requirements for the existing framing to effectively transfer the uplift loads to the
new hold-down.
The installation of the hold-down and fastening requirements have been verified, and the garage is
now in general compliance with the original engineering completed in 2008. Changes in code
requirements do not affect the original engineering where additional modifications are needed.
