Grantee shall also restore the surface grade,landscape materials and any irrigation lines disturbed to the same or similar condition as existed prior to the installation and construction of the utility facilities in the Easement. Nothing in this Easement shall restrict the use of the Easement Area by Grantor except as expressly provided herein or as necessary to accommodate the reasonable use of the Easement by 1 Grantee. This Easement shall bind and inure to the benefit of the respective parties,their heirs, transferees,successors and/or assigns.
