by Mark Butler with Land Consultants, Inc., is requesting a rezone from A-R (Agricultural-
Residential) to R-7-DA (Residential with a development agreement [in lieu of a PUD]) and
preliminary plat approvals for Eastfield Subdivision,a 35-lot(30-buildable,5-common)residential
subdivision. The 4.58-acre site is located on the northwest corner of East Hill Road and North

B. ACTION ITEM:VAC-01-21—Vacation to the final plat of Streamside Subdivision—Todd and
Kristy Shreeve: Todd and Kristy Shreeve are requesting to vacate the plat notes specifying
additional setback requirements for Lot 43, Block 1, Streamside Subdivision. The .76-acre site is
located on the southeast corner of South Marypost Avenue and West Bogus View Drive at 452

Chevron, Inc., represented by Stephanie Leonard with KM Engineering, is requesting annexation
and rezone from RUT (Residential-Urban Transition — Ada County designation) to C-1-DA
(Neighborhood Business District with a development agreement [in lieu of a conditional use
permit])for a mixed used commercial development,which includes a convenience store with fuel
service.The 10.01-acre site is located at the southeast corner of West Beacon Light Road and State

E. ACTION ITEM: A-09-20& RZ-12-20—Annexation and Rersone from RR and RUT to R-E-
DA—J&M Land, LLC,Cabra Creek LLC,& M2 Land LLC: J&M Land,LLC, Cabra Creek
LLC,&M2 Land LLC,represented by Van Elg and Scott Wonders,P.E.,with J-U-B Engineering,
are requesting annexation and rezone from RR(Rural Residential—Ada County designation)and
RUT (Residential-Urban Transition— Ada County designation) to R-E-DA (Residential-Estates
with a development agreement). The 388.4-acre site, consisting of nine (9) parcels, is located on
the north side of West Beacon Light Road and the east side of Hartley Road at 4012 North Hartley

A. ACTION ITEM EXT-02-21—Preliminary Plat Extension of Time for Whitehurst Subdivision
— Evans Development, LLC: Evans Development, LLC, represented by Becky McKay with
Engineering Solutions, is requesting a one (1) year extension of time for the preliminary plat for
Whitehurst Subdivision, a 67-lot(60-buildable, 7-common)residential planned unit development.
The 30.06-acre site is located at the terminus of West Breanna Drive north of Flint Estates

B. ACTION ITEM: EXT-03-21—Final Plat Extension of Time for Snoaualmie River Subdivision
No. 4—Red Butte, LLC: Red Butte, LLC, is requesting a one (1) year extension of time for the
final plat for Snoqualmie River Subdivision No.4,a 66-lot(58-buildable,7-common, 1 owned and
maintained by developer) residential planned unit development. The 37.57-acre site is located at
the northwest corner of the intersection of West Decathlon Street and North Palmer Lane. (MJW)
C. ACTION ITEM: Ordinance No. 840 (Dovetail Condos): An ordinance changing the zoning
classification of the real property described herein from R-4 (Residential)to R-6-DA(Residential
with a Development Agreement); amending the zoning map of the City of Eagle to reflect said
change; and providing an effective date. The 1.58-acre site consisting of two (2) lots (Lots 6—7,
Block 2, Randall Acres Subdivision No. 15), is located on the north side of East Dunyon Street
approximately 300-feet east of the intersection of South Conover Street and East Dunyon Street at
2056 and 2078 East Dunyon Street. (MJW)
D. ACTION ITEM Ordinance No. 841 (Rene Place Subdivision): An ordinance annexing certain
real property situated in the unincorporated area of Ada County, Idaho, and contiguous to the
corporate limits of the City of Eagle,to the City of Eagle,Idaho;changing the zoning classification
of said real property described herein from RUT (Rural-Urban Transition) to R-5-DA-P
(Residential with a Development Agreement—PUD) and changing zoning classification of real
property described herein from R-3 (Residential) to R-5-DA-P (Residential with a Development
Agreement—PUD);amending the zoning map of the City of Eagle to reflect said change;directing
that copies of this ordinance be filed as provided by law;and providing an effective date.The 18.51-
acre site is located at the northeast corner of North Dicky Drive and North Rene Place at 500 North

of said real property described herein from rut(rural-urban transition)to R-2-DA(Residential with
a Development Agreement); amending the zoning map of the City of Eagle to reflect said change;
directing that copies of this ordinance be filed as provided by law; and providing an effective date.
The 10-acre site is located on the west side of North Park Lane approximately 2,221-feet south of

F. ACTION ITEM: Ordinance No. 843 (Estrada Village Subdivision): An ordinance changing the
zoning classification of the real property described herein from A(Agricultural)to MU-DA(Mixed
Use with a Development Agreement);amending the zoning map of the City of Eagle to reflect said
change;and providing an effective date.The 22.03-acre site is located on the north side of East Hill
Road approximately 450-feet west of the intersection of South Edgewood Lane and East Hill Road.

real property situated in the unincorporated area of Ada County, Idaho, and contiguous to the
corporate limits of the city of eagle,to the City of Eagle,Idaho; changing the zoning classification
of said real property described herein from RR (Rural Residential) to R-E-DA-P (Residential-
Estates with a Development Agreement); amending the zoning map of the City of Eagle to reflect
said change; directing that copies of this ordinance be filed as provided by law; and providing an
effective date. The 39-acre site is located on the northeast corner of West Homer Road and North
