STAFF ANALYSIS PROVIDED WITHIN THE STAFF REPORT:
A. COMPREHENSIVE PLAN PROVISIONS, WHICH ARE OF SPECIAL CONCERN REGARDING
THIS PROPOSAL:
· Protect and enhance the small town character of the City by requiring signage which is creative
and distinctive, compatible with its surroundings, and an integral component of the style and
character of the building to which it relates.
B. ZONING CODE PROVISIONS WHICH ARE OF SPECIAL CONCERN REGARDING THIS
PROPOSAL:
· Eagle City Code Section 8-2A-2(B)
The general theme of the Design Review Overlay District is to specify desirable building and
landscape architectural styles and materials to create a sustainable and pleasing environment

building design.
· Eagle City Code Section 8-2A-6(A)(4)(e)

permanent signs and outdoor advertising structures or features to insure that any such
proposals do not detract from the function of, or design of, buildings, structures, surrounding
properties, neighborhoods, or streets.
· Eagle City Code Section 8-2A-8(C)(I)
Sign materials and overall appearance shall compliment the building architecture and colors as
determined by the Design Review Board.
· Eagle City Code Section 8-2A-8(C)(4)(a)
A freestanding single tenant building shall be allowed two (2) wall signs, provided that, each
sign is placed on a different side of the building. The entire building shall be permitted one

· Eagle City Code Section 8-2A-8(E)
The design review board must find that any illuminated sign permitted under the specific

C. DISCUSSION:
· The applicant has shown on the east and north elevation plan (date stamped by the City on May 5,
2005) and the west and south elevation plan (date stamped by the City on June 8, 2005), typical
signage locations. The applicant has provided eight (8) locations for signs on this building. It is
staffs opinion that the areas designated for signage on the west elevation serve no purpose due to
the fact there are no entrances to the building at that elevation. The applicant should be required
to provide revised building elevation plans showing all signage removed from the west building
elevation. The revised elevation should only provide for signage within the southern gable on the
east elevation. The revised plan should not allow for signage on the south elevation unless the
building is entirely occupied by one tenant. The revised building elevations should be reviewed
and approved by staff prior to the City issuing any sign permit for this site.
· Staff recommends the following for the Master Sign Plan Criteria for a Multi-Tenant Office
Building, Lot 10, Block 1, Rocky Mountain Business Park No.3:

with the criteria stated herein as well as Eagle City Code. In cases of any conflict
between Eagle City Code and the criteria specified herein, the more restrictive
requirements shall apply.
2. Letters shall be non illuminated letters.
