A OOD~ ~ This grant is made subject to the covenants, conditions, restrictions and reservations set forth in that certain Agreement for the Conveyance of Real Property dated September 20, 2000, recorded as Instrument No. 100075219, records of Ada County, Idaho. This grant is further made subject to such rights, easements, covenants, and restrictions as appear of record or by use upon the premises. Grantor does hereby reserve to itself the following easements: (1) A perpetual easement in favor of Grantor and its agents, employees, contractors, customers, visitors, invitees, licensees and concessionaires for ingress and egress of pedestrian and vehicular traffic, including emergency vehicle access, across the premises conveyed hereby, for access to the building and related appurtenances and improvements located on Lot 4, Gleneagles Subdivision according to the official plat thereof recorded in Book 77 of Plats, pages 8066 and 8067, records of Ada County, Idaho. (2) A perpetual easement in favor of Grantor and its agents, employees and contractors for the installation, maintenance, repair and replacement of walkways, roof overhangs and canopies across that portion of the premises consisting of the southerly ten feet thereof, which said walkways, roof overhangs and canopies shall be maintained and repaired at Grantor's expense. (3) A perpetual easement in favor of Grantor and its agents, employees and contractors for the maintenance, repair and reconstruction of the building and related appurtenances and improvements located on Lot 4, Gleneagles Subdivision according to the official plat thereof, recorded in Book 77 of Plats at pages 8066 and 8067, records of Ada County, Idaho. (4) A perpetual easement in favor of Grantor and its agents, employees and contractors for the installation, maintenance, repair and replacement of drainage facilities as described in that certain agreement entered into between Grantor and Drainage District No.2 dated November 3, 1997, recorded as Instrument No. 98020057, records of Ada County, Idaho.
