MINUTES
The Design Review Board met in regular session September 26, 2019, Member Baer
presiding.
1. CALL TO ORDER: Baer calls the meeting to order at 6:00 p.m.
2. ROLL CALL: The following members were present: SAYER, BAER, GERMANO.
ABSENT: BRASHER, GRUB, KOCI. A quorum is present.
3. CONSENT AGENDA:
• Consent Agenda items are considered to be routine and are acted on with one motion.
There will be no separate discussion on these items unless a Design Review Board
member, City Staff, or a citizen requests an item to be removed from the Consent
Agenda for discussion. Items removed from the Consent Agenda will be placed on the
Regular Agenda in a sequence determined by the Rules of Order.
• Any item on the Consent Agenda that contains written recommendations from the
City of Eagle shall be adopted as part of the Design Review's Consent Agenda
approval motion unless specifically stated otherwise.

Sayer moves to approve the consent agenda. Seconded by Germano. ALL
AYE...MOTION CARRIES.
4. UNFINISHED BUSINESS: None.
5. NEW BUSINESS:
A. ACTIONITEM' DR -14-19 MOD — Nine Townhome Buildings (29 -units) within
Truman Cove Subdivision No. 3 — Rennison Companies, Inc.: Rennison
Companies, Inc., represented by Brian Liquin, is requesting design review approval to
construct nine (9) townhome buildings (29 -units) within Truman Cove Subdivision
No. 3 (two — 4,464 -SF, three — 6,240 -SF, four — 8,046 -SF). The 4.03 -acre site is
located on the south side of East Riverside Drive approximately 250 -feet south of the
intersection of East Riverside Drive and South Ancona Avenue at 2035 East
Riverside Drive.
Walt Lindgren, 247 N Eagle Road reviews the application. City Planner Gero reviews the
application. Board discussion.
Baer moves to approve DR -14-19 MOD — Nine Townhome Buildings (29 -units)
within Truman Cove Subdivision No. 3 with the site specific and standard
conditions of approval with the following modifications:
Modify site specific condition #2 to say provide an updated site plan and elevations
showing two options of color pallets with the materials presented tonight in the
meeting. This plan shall be reviewed and approved by staff and one member of the
Design Review Board prior to issuance of the zoning certificate.

Site specific condition #11: Provide updated landscape plan showing taller plant
material to help screen the wall mounted electrical meters, to be reviewed by staff
and one member of the Design Review Board.
Site specific condition #12: Provide gutter and downspout locations and details, to
be reviewed by staff and one member of the Design Review Board.
Site specific condition #13: Provide updated elevations and details on the railing
options, to be reviewed by staff and one member of the Design Review Board.
Seconded by Sayer. ALL AYE...MOTION CARRIES.
